What is the contingency-fund study?
It is the analysis that projects, over a 25-year horizon, the major repairs and replacements of your building and the recommended level of reserve to finance them. It informs the annual contributions and supports the board's decisions.
Who can produce the study?
Only a person meeting the professional-eligibility and independence conditions prescribed by the regulation: a member of the OIQ, OTPQ, OAQ or OEAQ — with a member of the Ordre des CPA du Québec who satisfies the applicable independence condition also able to perform the study. Casaforta is not that person: the syndicate retains them directly; we help identify them and coordinate the process.
Casaforta's role
The syndicate retains the authorized person directly; we help identify them, assemble the component inventory, cost history and observed condition, present the results to the board in plain language, and coordinate the five-year renewal under the written mandate. The board's decisions and statutory responsibilities remain its own.
Study and logbook: a pair
The study must be based on the long-horizon description included in the maintenance log. Coordinating the two documents supports consistent assumptions and documented follow-up.
