What is the contingency-fund study?

It is the analysis that projects, over a 25-year horizon, the major repairs and replacements of your building and the level of reserve needed to finance them without a surprise special assessment. It protects the co-owners' budget and the value of the building.

Who can produce the study?

Only an authorized professional independent of the condominium: an engineer, professional technologist, architect or chartered appraiser — with a CPA able to produce the fund study. Casaforta is not that professional: we select and coordinate them.

Casaforta's role

We assemble the component inventory, the cost history and the building's true condition (inspection-led approach), we coordinate the professional, we present the results to the board in plain language, and we handle the five-year renewal.
