An honest sample, first and foremost
ILLUSTRATIVE SAMPLE — FICTIONAL COMPOSITE BUILDING. NO REAL CLIENT PROPERTY OR CLIENT RESULT IS REPRESENTED.
The sample you download here describes a fictional composite building — a 1962 brick walk-up, six residential units, flat roof — assembled to demonstrate the method, and disclosed as such. The findings are plausible, the method is real, and no client data appears anywhere: our clients' confidentiality is never marketing material. Every image in the document is an illustration created for the sample and labelled "Illustrative image".
What the sample contains, page by page
The document follows the structure of the genuine report: the executive summary; the Building Health Score™, a grade by category — an expert reading based on observation, not an engineering opinion; the prioritized action plan, where each finding is broken into labelled rows; the 25-Year Capital Snapshot™, in illustrative planning ranges — never a quotation, an appraisal or a construction estimate; the operations, records and known-obligations review, which flags missing documents without ever certifying legal or regulatory compliance; then the recommendations, the method appendix and the disclaimer.

The five labels: how the report tells the truth
Every finding or action row carries exactly one label — and a single finding may contain several separately labelled rows:
- KNOWN FACT — documented; the source is named.
- OBSERVATION — seen on site, dated — distinct from a conclusion.
- PENDING — information requested, not received: it stays displayed as missing, never converted into "no issue".
- RECOMMENDATION — action proposed by Casaforta, with priority and horizon.
- OWNER DECISION REQUIRED — a choice explicitly reserved to you — never made in your place.
From the sample to your building
Your Diagnostic follows the same structure — applied to your real building: documented visit, time-stamped photos, a reading of the file as it is. The scope, required visit and delivery timeline are confirmed in writing before the mandate begins. The Owner Clarity Diagnostic™ starts at $950, partially credited under the proposal's written terms if a management mandate is concluded.
