The Casaforta model

A professional partner network

Casaforta doesn't try to do everything itself — and that's a strength. We're the operator running your building day to day; behind us, duly authorized persons and firms perform the regulated work and prepare and sign the official documents — retained directly by you unless the applicable framework provides otherwise. We coordinate the process under the written mandate.

A front-line operator, a network of experts behind

The Casaforta model is simple: we operate and coordinate. Regulated work is performed by persons or firms holding the required permits, certificates, licences, authorizations or professional qualifications, and official documents are prepared and signed by the persons authorized to do so — retained directly by you unless the applicable legal or contractual framework provides otherwise. We organize the information, coordinate the participants and document the process under the written mandate; each authorized participant remains responsible for its own mandate.

Who's in the network

Depending on the need, we coordinate authorized professionals and licensed firms:

  • Engineers, professional technologists, architects, chartered appraisers — contingency-fund studies, maintenance logbooks, building science (Loi 16);
  • Members of the Ordre des CPA du Québec who meet the applicable conditions — contingency-fund studies;
  • Notaries and lawyers — legal and contractual framing;
  • Licensed real-estate and mortgage brokers — transactions and financing;
  • RBQ-licensed contractors — works and construction;
  • Claims experts — insurance files and claims.

How we work with our partners

Depending on the need, we help define the required information and identify persons or firms holding the applicable authorizations. The client selects and retains them directly unless the applicable legal or contractual framework provides otherwise; each remains responsible for its own mandate. Casaforta coordinates the communications and documents the process under the written mandate.

How this model clarifies responsibilities

Regulated work is performed by persons or firms holding the required authorizations, and official documents are prepared and signed by the persons authorized to do so. Casaforta does not present itself as providing brokerage, engineering or legal services; each participant remains responsible for its own mandate, while Casaforta coordinates and documents under the written mandate. Frequently asked questions

Does Casaforta perform the regulated work itself?
No. Casaforta operates and coordinates. Regulated work is performed by persons or firms holding the required authorizations (engineer, technologist, architect, appraiser, CPA, notary, RBQ-licensed contractor, etc.), and official documents are prepared and signed by the persons authorized to do so; the client retains them directly unless the applicable framework provides otherwise.
Can I use my own professionals?
Yes. We can coordinate the persons or firms you already retain or help you identify others holding the required authorizations; you retain them directly unless the applicable framework provides otherwise.
Who signs the official documents (Loi 16, engineering)?
Official documents are prepared and signed by the persons authorized to do so. Casaforta coordinates and documents under the written mandate; it does not provide the regulated signature.
